New Government of Pakistan has initiated a noteworthy venture in the name of Naya Pakistan Housing Society. It is a low-cost housing scheme for marginalized strata of the society. Prime Minister Imran Khan promised to provide 5 million houses. This remarkable step considered as a one step forward towards the government’s welfare state agenda. Besides, it is going to be biggest growth engine for the economy as well.

Aim of Naya Pakistan Housing Society

The main aim of the society is to deliver a shelter for low-income individuals of the society who can’t afford own house under the current market price. Presently, there is short-fall of minimum 10 Million houses in the country. Moreover, its augmented with every passing year.

Thus, in an attempt to make Pakistan a social welfare state, Prime Minister Imran Khan tries to alleviate the residential deficit by launching Naya Pakistan Housing Scheme in Pakistan.  Furthermore, it will ultimately increase the job-opportunities in banking security, maintenance, insurance and construction sector

Launching Date

Naya Pakistan Housing Society launched on October 11, 2018 by PM. This scheme has received an overwhelming response from nationwide. More than 600,000 registration forms were downloaded from various online sources.

Project Developers

Naya Pakistan Housing Scheme is going to be a joint venture between the private sector and Federal Government Employees Housing Foundation. Initially, the government will serve as a facilitator. It will play its role in eliminating the obstacles and to carry out the related formalities. Meanwhile the whole project will be built by private sector. 17-member team will watch over this whole project until the functionality of authorities.

How Scheme works

17 member task force consists of representatives from the State Bank of Pakistan, Pakistan Housing Foundation, Ministry of Housing and Works, as well as commercial banks. It will maintain the transparency of Naya Pakistan Housing Scheme. They will look after the whole development progress. The key task is to analyze the existing reports, policies and action plans.

The concerned authority will also obtain land for the construction including the title deed verification. They are going to conduct research and collect data from market. Research results will enable builders and developers to decide the products. Moreover, it is responsibility of the in charge body to ensure the availability of electricity, water, gas and other basic facilities in the acquired land for scheme.

Further, possession of the house will be granted after 18 months has elapsed.

Districts

Initially, the project launched in 7 districts of Pakistan including Islamabad, Quetta, Sukkur, Faisalabad, Swat, Muzaffarabad, and Gilgit as a pilot scheme. Later on, 10 more cities including Lahore, Multan Gujranwala, Jhelum, Bahawalpur, Sialkot and Kasur, Layyah, Vehari and Rahim Yar Khan were added to the low-cost housing initiative.

Eligibility Criteria

Although it is meant for marginalized segment, government has decided to allot plots on the basis of some certain criteria for Naya Pakistan Housing Society including

  • Individuals not having a permanent residence
  • Family’s total gross income per month must falls between PKR 10,000 and PKR 25,000
  • Only one member per family can apply
  • Only citizens of Pakistan can apply
  • Federal Government employees from BPS-1 to BPS-16 can apply only.

Meanwhile, a particular quota reserved for families of armed forces’ martyrs and physically disable individual.

House Categories

The homes will be built in three categories i.e.

  • Labor class
  • Lower middle class
  • Middle class

Master Plan

In Master Plan Naya Pakistan Housing Society a standard structure followed. Its done to minimize the overall cost. Each house consists of

  • 2 bedrooms
  • 1 kitchen
  • Concise corridor

Booking Process

The Naya Pakistan Housing Society booking process for phase-I started from October 22, 2018. Initially, the last date announced as December 21st, 2018. But later on, because of massive public demand, thousands of individual couldn’t apply. Therefore, on public request, the registration date extended till January 21st, 2019.

Price plan

Price Plan of Naya Pakistan Housing Society decided to be convenient and affordable for lower income people. As per latest report, the overall price of 2-marla and 4-marla will fall in the range of Rs. 800,000 to RS. 1,200,000. While according to other leaflet of Naya Pakistan Housing Society 3-Marla house will cost PKR 16,50,000 and 5-Marla for PKR 21,00,000.

The declared applicants will have to attain a financing approval for 80% of the total amount for loan from a commercial bank. They have to repay the load within time period of 20 years. 10-20% down payment needed to pay in advance. Meanwhile, the remaining amount divided in monthly and quarterly installments.
