If you purchase in full their will be a proper rental agreement, for 48 months, in case there is a delay in construction or due to any other reason the company will be liable to continuously pay you the rent. Client can opt to buy out at anytime however keep in mind if you buy out before the 1st year your capital amount will be returned to you. Development work is being carry out certainly at a smooth pace. The work on the site announced to start on January 2018. However, construction began on August of 2018. In terms of investment, it is particularly quite a great option especially if you opting for Capital Appreciation or if you are looking to add passive income to your portfolio. The theme of the mall is by far the most attractive part any mall has to offer in the twin cities. In addition, if they are able to create a marine theme horizontally across the mall, this mall would take to new heights.
Two things that you must keep in mind. Firstly, the developer is a fairly new entrant in the market. Secondly, knowing CDA and how they have dealt with E-11, what or how they will pursue Zone 5 Islamabad in future is in fact a mystery. Therefore, it is the only reason why this project does not have a better score. Also, to be noted the overall time the developers are taking for construction is quite laborious as well.
Overall Aquatic Mall has a great location along with generous rental returns & given the location capital appreciation would be quite healthy as well. Hence, we would rank it 6/10. Thus, if you are planning to get good returns, this is good option.
